Renters’ Rights Act: what Sussex landlords should do next

England’s Renters’ Rights Act reforms began to take effect in May 2026. The direction of travel is a more professional private rented sector: stronger security for tenants, more compliance for landlords, and less room for informal, one-property amateur lets.

Industry coverage through September pointed to smaller landlords leaving the sector, while larger, better-financed owners have been more likely to restructure than to exit altogether. That does not mean every Sussex landlord should sell. It does mean tenancy paperwork, safety certificates and how you end a tenancy need a fresh look.

If you let in Crawley or East Grinstead, now is a sensible moment to review your portfolio with an agent who is already operating under the new rules — including how you price, how you select tenants, and whether a sale to another landlord is the better outcome.
