Base rate on hold: should buyers lock a mortgage rate now?

The Bank of England has held Bank Rate at 3.75% for much of 2026, but mortgage pricing has not stood still. Inflation at 3.1% in August and movement in swap rates led several high-street lenders to nudge fixed rates higher even without a base-rate rise.

Brokers have been advising clients who need a mortgage in the coming weeks to consider securing a rate now, with a view to switching if a cheaper product appears before completion. That is product advice, not a forecast. Nobody can promise the next Budget or the next MPC vote.

If you are buying in Crawley, Horley, East Grinstead or the villages between, the local market will not wait for perfect rates. A well-chosen fix, a realistic offer, and a survey in hand still beat sitting on the fence.
