128 Acts of Parliament Relating To Letting A Property

There are now 128 Acts of Parliament or statutory regulations which impact partly or wholly on the private rental sector, some going back as far as 1730.

With so much legislation, is it no wonder why so many landlords are selling their properties?

Since the start of 2022 the shortage of available properties to rent has continued to significantly dwindle.  One of the major reasons for the lack of available rental properties is the amount of costly compliance Landlords need to comply with, before they can move a tenant into a property.

Landlords are increasingly having negative experiences as they fall foul of the law and find themselves receiving fines, or dealing with problem tenants that drain them of time and resources.

At the time of publishing this article, Michael Gove has announced his renters reform bill.  The Renters (Reform) Bill which was introduced to Parliament on 17 May 2023, has still yet to pass through Parliament and the House of Commons.  This may or may not be passed, or may be changed as it continues its journey to becoming law.
